Lakewood’s approach in marketing commercial properties is an increased exposure and awareness of the assets within the tenant and brokerage communities. Assuming the buildings are priced and
positioned properly, the increased exposure will lead to increased occupancy. Lakewood’s marketing
strategy is:
Direct Tenant Marketing
Lakewood has established a target list of office tenants in the market, allowing direct communication with potential tenants of the building. Systematic cold calling, mail-outs and e-mail communication will be utilized with the primary targets being smaller tenants located in the general
area. Marketing directly to the tenant community is the most proactive way to reach a specific
audience.
Public/Private Partnerships
Lakewood enjoys an excellent relationship with the numerous Austin area Chambers of Commerce, as well as state, county and city municipalities. We will visit with each of these entities and make sure they are aware of the opportunities with the project.
Web Presence
Immediately upon award of the assignment, a brochure on the building will be distributed to a local as well as national audience. The various databases include LoopNet, SIOR database, Xeligent, Costar and targeted e-mails to brokerage houses, site selectors and real estate consultants.
Condition of Vacancies/Property
We will make recommendations to bring the property/any vacant space to a market-ready condition.
Vacancies should be finished to a point where a prospective tenant could move in or in certain cases,
will need to be brought back to a shell condition.
Broker Mail-Outs
Lakewood has developed a broker list of approximately 800 tenant representation brokers who are active in Austin. Via Constant Contact, we send e-mails to these brokers on a 3-week cycle.
Broker Relations
Since 90-95% of lease/sale transactions will involve an outside broker, cultivation of broker relationships is crucial. On-going promotional activities such as breakfasts, lunches, sporting events, concerts, etc. with these brokers tend to give our properties “top of mind” awareness and thus increase the number of tenants who tour the buildings.
On-Site Signage
On-site leasing signage is important and our plan would be to place a two-sided 4′ by 6′ Lakewood leasing sign where it would be visible from the road.
